Residential Design & Drafting

Overview

The drawing set is where a project is won or lost. We staff drafters in-house so the people shaping the drawings are the same people who will walk the site with the contractor, sit at the selections table with the client, and stand in the finished room six months after installation.

For a whole-home engagement, drafting begins at the end of concept and continues through the punch list — a living document that absorbs decisions as they're made. For a single-room engagement, drafting may be the engagement — elevation-by-elevation millwork, a lighting plan, a finished ceiling reflected plan.

We draw to permit-ready standards when the project requires it. When it doesn't — when the work is inside an existing shell and no agency is involved — we still draw at the same rigor, because the builders who read our drawings read them for thirty years.

Every sheet gets a dimensioned section, a specification call-out, and a line of hand-written intent. No empty boxes. No overloaded notes. No ambiguity about who owns which decision.

How we engage

3 ways to start.

Option 01

As part of a full-service project

Drafting is included from the end of concept through installation. No separate line item, no hand-off.

Option 02

As a standalone engagement

Available for clients working with another interior designer, a builder-led project, or a single-room renovation that needs a drawing set before bid.

Option 03

Documentation only

For homes we've designed in the past that are being touched again — a new kitchen, a converted guest house — we redraw the affected scope to current standards.

Typical engagement

Most standalone drafting engagements run four to twelve weeks, billed at an hourly studio rate with a capped not-to-exceed. Full-service projects absorb drafting into the overall engagement structure.
