Our engagements — Full-Service, Single-Room, Studio Consult, Estate Stewardship — are listed on Services. They are the four ways we take on a project end-to-end.

This page is the full practice. Some disciplines we deliver directly. Others we co-deliver with licensed partners we have worked with for a decade. A third set we specify, oversee, and coordinate through a vetted network. In every case, you talk to one principal and get one invoice.

Residential Design & Drafting

In-house architectural drafting for renovations, additions, and new-build interiors. Floor plans, elevations, custom millwork, lighting plans, and construction documents ready for permit.

Interior Decorating

Furnishing, styling, and art placement as a standalone engagement for homes we didn’t design from scratch — from a single room to an estate-wide refresh.

FF&E Procurement

Full specification, ordering, receiving, inspection, and white-glove installation. Run out of our Summerland receiver. Available as a standalone service for architect- or contractor-led projects.

Permitting & Agency Liaison

SB County, City of Santa Barbara, MBAR, ABR, CEQA — we manage submittals, hearings, and conditions of approval on behalf of owners and teams who prefer a single point of accountability.

Estate Stewardship

Annual engagement for homes we’ve delivered. Seasonal refresh, art rotation, vendor liaison, and a dedicated point of contact for every caretaker and trade.

General Contracting

Ground-up builds and whole-home renovations under our design direction, co-delivered with Central Coast’s best builders. We co-lead the schedule, specifications, and owner communication so the design never drifts in the field.

Land-Use Consulting

With: Suzanne Elledge Planning & Permitting · Peikert Group

Parcel analysis, zoning review, setback studies, entitlement strategy, and agency pre-app meetings. Co-delivered with licensed land-use counsel and surveyors. Useful before you buy, not after.

Landscape Design & Installation

With: Arcadia Studio · Hoffman & Ospina · Montecito Landscape

Indoor-outdoor continuity, loggia and terrace programming, pool and water feature integration, plant palette, hardscape, and install management — co-led with our landscape partners as design director.

Real Estate Diligence & Inspections

With: Van Atta Associates (structural) · Winkler Engineering (MEP)

Pre-purchase property walk-throughs with a design and feasibility lens: renovation potential, deferred maintenance, floor-plan limitations, coastal permitting risk, and a written scope with rough numbers before you waive contingencies.

For clients selling a home we’ve designed or buying a property to renovate — a discreet transaction partnership with licensed Central Coast brokers who understand design value, not just comps.

Historic Preservation & Adaptive Reuse

With: Post / Hazeltine · Searcy Architects

Spanish Colonial, Hacienda, and mid-century preservation. HSC / Mills Act eligibility, period-correct materials, and architectural detail restoration — delivered with historians and preservation architects.

Hospitality & Vineyard Design

With: Independent hospitality collaborators on a project basis

Tasting rooms, farm-stay cottages, and small-scale hospitality on vineyard and ranch properties across Santa Ynez and beyond. Handled as a design-and-coordinate engagement with the estate’s operations team.

Selection, sourcing, commission, framing, lighting, and climate-controlled display for personal collections of any depth. Referral-led.
