Overview

FF&E — furniture, fixtures, and equipment — is the stage of a project where a beautiful design becomes a functioning home, and it's the stage where most designer-client relationships come apart. We run procurement ourselves, at studio standard, as an offering available even to projects we didn't design.

Procurement is where the discipline shows. A broken chair leg is worth a conversation; a broken chair leg that nobody catches until install day is a client losing faith. Our Summerland receiver takes delivery on every piece, inspects it under daylight, photographs it, and files a condition report before it ever rides a truck to the house.

We procure for full-service projects, for architect-led projects that have no designer of record, and for contractor-delivered projects where the owner wants a single party responsible for what's inside the walls. Our sourcing network is deep and our markup is disclosed in writing — there are no hidden margins, no floor-trade discount pocket-lining, no surprise freight invoices.

A well-run procurement phase is quiet. That is its measure.

Option 01

Within full-service design

Procurement is woven into the Full-Service engagement with a transparent markup written into the contract.

Option 02

For architect-led projects

We join an architect's or builder's project for the FF&E phase only. Fee is hourly plus transparent procurement markup.

Option 03

For contractor-delivered projects

For homeowners who are using a general contractor as their prime and want a single party accountable for everything unfixed.

Typical engagement

Transparent markup on all procured goods, disclosed in the engagement letter. Hourly studio rate for specification and management. No hidden freight or receiver fees.
