A Newport Coast Mediterranean villa at 11,400 square feet — trophy scale delivered with Montecito discipline rather than Newport ornament. Limestone facade, reclaimed cypress beam program expressed at primary loggia and entry, Venetian plaster at civic-scale rooms, oxidized brass throughout, disappearing glass to an ocean-edge infinity pool and outdoor living program. Coastal Mediterranean scaled to a Pelican Hill parcel without losing restraint.
